Mixed-use buildings with 5-10 apartments in California
TL;DR: A California building with five to ten apartments above one or two storefronts can sometimes be financed with a rent-based investor loan, but the commercial space changes the file. Lenders look at how much of the building is commercial, what the commercial leases say and whether the apartments carry the debt on their own. Some programs accept limited commercial space and others do not. We are a broker and know which to ask.
Quick answer
Mixed-use buildings are common on older California commercial streets: a storefront or two at grade with apartments above. Lenders that accept them usually want the building to be mostly residential, the commercial leases in hand, and an appraisal that values both parts. The more the building depends on the commercial rent, the more it looks like a commercial loan.
How lenders look at the commercial space
The first question is proportion. A seven-unit building with one small corner store reads mostly residential. A building where the ground floor is a large restaurant reads very differently, even with the same number of apartments. Lenders measure this by square footage and by share of income, and each program draws its own line.
The second question is the tenant. A storefront under a multi-year lease with a long-operating business is a steadier income line than a month-to-month tenant or an empty space. Lenders read the commercial lease for term, renewal options, who pays taxes and maintenance, and any personal guaranty.
- Square footage of each commercial space and each apartment.
- Commercial leases, including amendments and renewal options.
- Rent history for the storefronts, including vacancies.
- Use of the space: some uses are harder to insure or finance.
Underwriting the apartments on their own
A helpful test is whether the apartments alone cover most of the debt. If they do, the storefront income is extra margin, and more programs will consider the building. If the loan only works because of the commercial rent, expect a smaller set of options and closer review of the commercial tenant.
Vacant commercial space usually counts as zero income in the coverage math, and some lenders apply a larger vacancy factor to commercial rent even when it is leased.
California items on mixed-use files
The residential units follow the same rent-cap and local ordinance rules as any apartment building. The commercial space does not, but local zoning and permits matter: a ground-floor unit converted to an apartment without permits is a problem for any lender. Older mixed-use buildings may also be on a city’s seismic retrofit list.
Insurance for mixed-use buildings depends on the commercial use. A quiet office is one quote. A restaurant with cooking is another. Get the quote early.
Who this fits, and who it does not
A good fit when
- Five to ten apartments with limited ground-floor commercial space.
- Commercial tenants under written leases with a rent history.
- Apartments that carry most of the debt by themselves.
Not the right tool when
- Buildings that are mostly commercial by square footage or income.
- Vacant storefronts that the numbers depend on.
- Any unit occupied by you or your family.

Questions investors ask about this loan
Do you arrange loans on mixed-use buildings with a storefront?
Sometimes. Some programs accept limited commercial space in a mostly residential building, and others do not. Send the square footage and lease details for the commercial space with your scenario, and we will tell you which programs consider it.
Does a vacant storefront count in the coverage math?
Usually as zero income. Some lenders also apply a larger vacancy factor to leased commercial space. The apartments should carry most of the debt by themselves.
