Fourplex vs 5-unit building: how the DSCR loan changes
TL;DR: A fourplex is still residential, so DSCR programs underwrite it much like a single-family rental: a lease or rent schedule, an appraisal using sales comparisons and a residential checklist. A 5-unit building crosses into multifamily, so lenders want a full rent roll, operating history and an income-approach appraisal, and fewer programs participate. The extra unit changes the loan, not just the income.

The line at four units
Residential mortgage rules, appraisal forms and many investor programs stop at four units. A fourplex can be appraised by comparing it with other 2-4 unit sales, and its income can be supported with leases or a rent schedule on a standard form. Underwriting feels much like a single-family rental with more doors.
At five units, those forms no longer apply. The appraiser builds an income approach from the rent roll and operating costs, and the lender treats the building as multifamily. That is why some investors are surprised when a five-unit file asks for more documents than the fourplex they bought last year.
What the extra unit means for you
More documents: a full rent roll, every lease and a trailing operating statement. More expense review: owner-paid utilities, repairs and a management allowance may be counted even if you self-manage. Fewer programs: not every DSCR lender goes past four units, and those that do set their own limits on unit count, location, condition and loan size.
There are advantages too. A five-unit building spreads vacancy risk across more units, and an income-approach appraisal can reward a building whose rents are strong compared with nearby sales.
Fourplex plus ADU: the common edge case
California’s ADU rules have created a common edge case: a fourplex that added a permitted accessory unit and now has five rentable units. Based on the lender and how the units are legally described, that property may be treated as residential or as five-unit multifamily. Bring the permits, the legal unit count and the leases, and we will check how each program treats it before an appraisal is ordered.
Planning your first 5-unit purchase
If you are moving up from fourplexes, start collecting documents before you write an offer. Ask the seller for the rent roll, leases and a trailing operating statement, and build your own version of the expenses with your post-sale tax bill and an insurance quote. Run both the simple coverage ratio and a net operating income estimate in the calculator.
Then check program fit early. Because fewer programs accept five or more units, it helps to know before the appraisal which ones will consider the building’s location, condition and size. That is the first thing we do when a five-unit scenario comes in.
Frequently asked questions
Is a 5-unit building harder to finance than a fourplex?
It takes more documents and fewer programs participate, but it is not unusual. Expect a rent roll, leases, an operating statement and an income-approach appraisal.
Does adding an ADU to my fourplex make it a 5-unit building for lending?
It can. It depends on how the lender and the appraisal treat the legal unit count. Bring the permits and leases so we can check before an appraisal is ordered.
